If the NSE is developed the prices as new property will be more expensive and the properties smaller than existing houses. No-one is going to give these houses away.

It's unlikely to be affordable to first time buyers.

1. Henry is correct to say the NSE's proposals are designed to generate cash.  'Affordable housing' is just a by-product.

2. In the context of the NSE's proposed housing estate:

  (a) For 'affordable housing' please substitute 'cheap housing'.   Smaller than average, cheap to build and with lower margins for the property developers than normal houses.

  (b) Note that only a small proportion of the total falls into this category - the minimum that planning directives permit.

3. Perhaps, RK, you could advise what price you consider 'affordable' and say why you think the NSE's 40 or so cheap abodes will meet that criteria. Further, I would be very interested to learn to whom you think these 40 properties would be sold to. Is there any guarantee they would be made available to local people?

Well seeing as they are being built on a field on green belt land, no-one is local to this development so the answer is no.

I think people get the wrong impression by the term "affordable housing" any housing is affordable if you have the money to buy it. Affordable housing is cheap housing, smaller than average houses but because they are new they will command a higher price on the market than an equivilent house which is 30 years or more old.

The NSE's tactics and behaviour over the last year has been terrible.

Did anyone get a flyer about Shape the Future for the South East recently?  there is a link www.southeast-ra.gov.uk/southeastplan/

There is a meeting for councillors on 16th February entitled "Chiltern and South Bucks Local Committees South East Plan" - even though I'm not on the planning committee I think I will go along to get a better understanding of how they plan to concrete the area over.

What is happening with the NSE's second application. Has this been rejected/approved yet?

Still pending.  Perhaps have a look at SENSE's Planning Application Status Page.
